Guide to using short stay apartment

About usage period

1. The usage form based on this application is a lease agreement for the purpose of temporary use.

2. As a general rule, the period of use is one week (7 nights) and three months (90 nights) in the case of the weekly apartment property, and in the case of the monthly apartment property, from 1 month (30 nights) to 3 months (90 nights), (7 days / 8 days as 1 week, 30 nights 31 days as 1 month). We accept from 1 night depending on the property.
In addition, cancelling / checking out if you do not use less than one week by applying for one week or more is a usage fee for one week, it will not be refundable. Please note that we will charge a cancellation fee separately determined for cancellation / check-out in case of using over 1 week.

3. The check-in procedure will be accepted from 2:00 pm to 6:00 pm at the front desk or reception desk. In addition, please empty the room until 10:00 am. (Opening hours: 9 am to 6 pm except for Sundays and national holidays)

4. Please note that extensions beyond the "period" of this application can not be accepted in principle.

5. As a general rule, cancellation before the expiration of the use period is as follows. Also, please note that in case of cancellation without offer, we will receive a penalty.
A) If staying 8 nights or more and less than 1 month, please let us know within 3 business days (within business hours) scheduled to leave. If you do not inform us, you will be charged 3 days as a penalty fee.
B) In case of application for 1 month or more, please inform 7 days before the scheduled departure (within business hours). If you do not inform us, you will be charged 7 days as a penalty fee. (We calculate the number of days until the day before leaving from the day we received the offer, and the fee is calculated on a weekly / monthly basis and the fraction is calculated on a daily basis.)

6. Please note that the deposit is not refundable (reservation fee etc.) in case of cancellation of reservation by use period, change of apartment to use, cancellation etc. before use.

About identification card

7. You will be required to present your identification card (driver license, health insurance card, passport etc) of all the users. In case you can not present the identity confirmation letter, you may not be allowed to use.

About deposit

8. Basically we do not keep deposits but depending on the usage situation of our guests, we may be able to keep your deposit unavoidably.

About cleaning

9. Basically we do not have cleaning fee, but we may charge separate cleaning fee according to circumstances, such as long-period staying the guest room. In addition, guests who wish to clean rooms during their stay are available at extra charges.

About usage

10. The utility fee for electricity, gas, water, etc. is a burden to the user, and you will receive the utility fee separately determined.

11. ① All payment of usage fee and utility bill will be paid in advance.
② The usage fee is selected according to the length of stay, from short, middle and long, and each unit price will be divided by the number of days. (For details, refer to each price list)
③ If there is a delinquent charge (including utility fee), you can not open or close the door. Also, if payment is not received by noon on that day, it is deemed that the application for immediate use has been canceled, and we will move the items left in the room to the warehouse designated by our company. The shelf life of the leftover article is 2 weeks, and if we can not take it even after the expiration of the period, we will dispose of it at any time at our company. In addition, the storage fee shall be 5,000 yen for 2 weeks per item (1 packing), and the additional expenses will be charged separately. In addition, if there are creatures, plants, animals, etc. in the leftover goods, they may be disposed immediately.
④ If you do not have payment even if you urgently asked for delinquent fees, we will take legal procedures immediately as a violation under the terms and conditions of this agreement.

About room usage

12. The usage of the room will be unavailable for purposes other than residence. For example, if you bring gangsters, or stay in the room for other purposed actions such as customs business etc., or harm the public security, disturbing the morning and acts that would cause inconvenience in the neighbor, we will immediately cancel this agreement and you have to leave.

13. Pets are strictly forbidden to bring in the room. (If you violate this section, we will no longer keep the contract and you would leave the room.)

14. We refuse to use rooms more than the number of persons applied. As the additional fee is set, please contact each front desk or reception desk. (If you violate this section, you cancel this agreement and leave.)

15. Entrance and use other than those for application form and living together are strictly prohibited. (If you violate this section, we will no longer keep the contract and you would leave the room.)

16. We strictly refuse guests' transfer of resident card and acquisition of garage certificate.

17. We prohibit cooking such as smoke and smell remarkably. Fire alarm in each room activates, causing inconvenience to the neighborhood.

18.In the case of using the telephone set in the guest room, please pay in front by the amount to be used in advance.
Also, even if you use a toll-free number, it costs the outside area line fee. (Except for some)

About entering the room

19. We may enter the room indoors checking of equipment etc. at a rate of about once every two weeks. In this case, we will notify you by presenting in advance. Also, in case of emergency or when exchanging goods, administrators may occasionally enter the room.

20. Please understand beforehand that we may move the room due to interior work of the room etc.

About compensation / others

21. We can not assume any responsibility for personal injury while using the hotel, theft, mischief etc. when using the hotel facilities (laundry etc.).

22. In case of damage, contamination, breakdown or other damage to indoor facilities, facilities in the hall, etc. intentionally or by negligence during use of the hotel, you must indemnify them all.

23. In case of using the parking lot, we are not responsible for accidents, thefts, mischievous etc. We will refuse parking other than the contractor firmly.

24. Please understand that we can not answer any inquiries from third parties.

25. If there is an action contrary to this agreement, in the event of a dispute, the Tokyo District Court shall be the competent court.
